BUYER
REBATES

BUYER REBATES give you money back at closing and are available to all different types of buyers! Rebates are based on the final sales price and are provided on the closing statement as a credit to the buyer. Notice of rebates must be given to the seller and lender and must be approved by the buyer’s lender .

 

At Janway Realty, we give clients choices based on their buying needs. **There is a new requirement that all agent's must have a signed Buyer Representation agreement in place in order to show buyer's a home. This can be either a Single Property Agreement or Full Buyer Representation Agreement. The following rebate levels are available:

LEVEL 1: 1% REBATE

The Level 1 rebate is available to traditional buyers who would like us to identify and show them properties before making an offer. This service also includes writing and negotiating an offer, and assisting through a smooth closing.  (Example – final sales price of $500,000 means buyer would get credit of $5,000 at closing). The 1% rebate is based on seller offering 3% buyer's agent commission. If buyer's agent commission offered is less than 3% on a particular home, the rebate may be less and will have to be negotiated between Janway Realty and the buyer

LEVEL 2: 2% REBATE

The Level 2 rebate is available for buyer’s who have already identified a home to purchase and only would like our services to include writing and negotiating an offer for them and assisting with a smooth closing. (Example – final sales price of $500,000 means buyer would get credit of $10,000 at closing). The 2% rebate is based on seller offering 3% buyer's agent commission. If buyer's agent commission offered is less than 3% on a particular home, the rebate may be less and will have to be negotiated between Janway Realty and the buyer
